About us
An Owner-Run Built-In Appliance Service
OC Built-In is the built-in and luxury appliance service of Cactus Appliance, an Irvine repair company serving Orange County since 2022. It is run by its owner, Max, who is a working technician.
$79 service call, applied to the repair. Monday to Saturday, 8 AM to 7 PM.

Why a separate service for luxury appliances
A built-in refrigerator, a professional range or a steam oven is a different job from a standard appliance. The parts cost more and take longer to source, the units are installed into cabinetry that has to be protected, and the larger refrigerators carry two complete refrigeration systems. The owners of these kitchens also expect a straight answer: what failed, what it costs to fix, how long the part takes, and whether the repair is worth doing at all. This site is where we explain that work in detail.
How we work
- A technician answers the phone. The owner, Max, takes the calls himself. The diagnosis starts on the phone, and the right parts come on the first visit more often.
- Measurements before parts. Temperatures, pressures, sensor and fan readings, and the fault history where the control keeps one. We do not order a compressor or a control board on a hunch.
- Sealed-system work in-house. Compressors, evaporators, condensers and refrigerant leaks are repaired by us, not referred out. We are EPA-certified for refrigerant work.
- The kitchen is protected. Floor protection goes down first, panels are handled and set aside carefully, and units are repaired in place whenever possible.
- A written price that does not change. You approve the price for parts and labor before work starts. The $79 service call is applied to it.
- Honest lead times. Common parts are on the van. Brand-specific parts usually arrive within a few business days, and we tell you before you decide.
Independent, and what that means for you
We are not affiliated with Sub-Zero Group, Viking, BSH, Miele, GE Appliances or any other manufacturer, and we do not present ourselves as a factory service center. If your appliance is still under the manufacturer's warranty, call the manufacturer first, because that repair is free to you. Once the warranty has ended, an independent technician who does the work himself, quotes in writing and stands behind it with a warranty is usually the faster and less expensive route.
