Two kinds of San Clemente kitchen
The older city grew from its Spanish-style beginnings in the 1920s: white walls, tile roofs and modest houses around the pier, downtown and the coast from Shorecliffs to Cyprus Shore. Many have been remodeled more than once, and a 48-inch built-in and a 36-inch range now sit in kitchens planned for much smaller appliances.
East of the freeway, Talega, Forster Ranch and Rancho San Clemente came much later, with larger kitchens planned around a full set of appliances. Afternoons there run warmer than at the pier. Near the water, salt air works on condenser coils the way it does in Dana Point.
Built-ins in older openings
A built-in refrigerator lives on air. Its condenser fan draws room air in through the front grille and sends the warm air back out the front, because the cabinetry closes off the sides and back. When a remodel boxes in the grille with trim or an oversized panel, or the opening is too tight, the warm air has nowhere to go. The unit runs long, the compressor runs hot and the fan wears out early. It looks like a failing refrigerator, and part of the fix is in the woodwork.
- What you can check: nothing should cover or sit in front of the grille, and trim around it should leave the vanes open. Coil cleaning is in the condenser cleaning guide.
- What we do: check the fan and the airflow through the grille, and tell you plainly if the cabinetry is part of the problem. See Sub-Zero running constantly.
In a house remodeled more than once, the built-in may be a 600 series from an earlier remodel. On those the fault is more often a worn part than the sealed system, and on a sound cabinet the repair is usually worth doing. Much older units can come back too, like the 46-year-old Sub-Zero we rebuilt with a full system overhaul (May 2024, Orange County). See 600 series repair, vintage Sub-Zero repair and built-in refrigerator repair.
Gas ranges and ovens
Many kitchens here cook on Wolf, Viking or Thermador gas ranges and rangetops. The faults fall into three groups.
- A burner clicks but will not light, or keeps clicking with the knobs off. Check that each cap sits flat and that the burner is dry after cleaning; a misplaced cap or moisture in the ignition switch behind the knob causes most of these. See Wolf burner not lighting and Thermador burner clicking.
- The oven heats slowly or not at all. Where the oven lights with a glowing igniter, as on the Thermador Pro Grand, a weak igniter keeps the gas valve shut. Recent Viking gas ovens light by spark, so the spark module, the igniter or a gas valve is likelier. On dual fuel models, look to an element, a probe or a control. See Viking oven not heating.
- The oven runs hot or cold. Usually the temperature probe has drifted or, on older ovens, the thermostat has failed, as in our Viking oven not holding temperature (May 2024, Orange County).

If you smell gas, do not touch switches or light a burner. Leave the house and call the gas company or 911 from outside.

San Clemente appliance repair: questions
Our kitchen is small and the floor is old tile. How do you protect it during a repair?
We cover the floor and the cabinetry before anything is moved, and built-in and panel-ready units are repaired where they are installed.
The built-in in our remodeled kitchen runs all the time. Could the cabinetry be the cause?
It can. Trim or a panel over the grille, or a tight opening, traps the condenser's warm air. We check the airflow and tell you which it is.
Is the original Sub-Zero in our older house worth repairing?
Most often, yes, if the cabinet and doors are sound. A sealed-system repair on a very old unit is a bigger decision, and you get the written price and our view before deciding.
Do you repair wall ovens and dishwashers too?
Yes: Wolf, Viking, Thermador, Monogram and Dacor wall ovens and steam ovens, and Miele, Cove and Thermador dishwashers.
What if the part is not on the van?
Common parts are. Brand-specific parts come from distributors or the manufacturer, usually in a few business days, and we tell you the lead time before you approve the repair.
