Ladera Ranch is one of the younger communities in south Orange County: a master-planned town of villages built from the late 1990s on, from the first neighborhoods to the larger homes of Covenant Hills and the newer Terramor. Most houses came from production and semi-custom builders, and the kitchen came with the house: in the larger plans, often a built-in refrigerator in a 42 or 48-inch opening, a gas cooktop, a double wall oven, a built-in microwave and a dishwasher.

The original built-in refrigerator

Homes from the first villages with a Sub-Zero mostly have a 600 series built-in; later ones more often have the BI models Sub-Zero now calls Classic. Others came with a Monogram, Thermador or Viking built-in. At this age the usual repairs are condenser and evaporator fans, defrost parts, sensors and control boards. Doors, drawers and ice in a family kitchen

A refrigerator opened dozens of times a day wears its hinges, door closers and gaskets long before its compressor. A door that no longer swings shut, a torn gasket corner or a sagging freezer drawer lets in warm, damp air, and frost and long run times follow. The cooktop and the double wall oven

The usual cooktop faults are a burner that clicks but will not light, or clicking with every knob off. Spills and cleaning water on the igniters come first; with the knobs off, let the burners dry fully. Hard water, softeners and the dishwasher

South county water is hard, so dishwashers, water valves and ice makers scale. A dishwasher that leaves film, drains slowly or stops mid-cycle often has scale or debris behind it rather than a dead part.
